Before we dive into what’s happening in the San Diego real estate market, I’ve got a few fun and useful updates to share with you!

  • Leucadia Art Walk – One of my favorite summer events, full of local art, music, and community vibes.

  • Resident Free Days at the San Diego Museum of Art – San Diego residents get free admission on certain days, so take advantage of it and enjoy some culture and air conditioning!

🏡 San Diego Real Estate Market: July to August 2025

So, what’s happening in our market?

We’ve officially shifted from a neutral market to a buyer’s market — which is pretty rare in San Diego! In the last couple of months, I’ve been able to help buyers:

  • Negotiate lower purchase prices

  • Have sellers buy down their interest rates

  • Cover part (or all) of their closing costs

Sometimes all three in one deal!

This is a big win for buyers who have felt squeezed out in the past. San Diego is known for tight inventory and competitive bidding, but right now? Buyers actually have options — and negotiating power.

On the flip side, for sellers, this shift means homes are sitting longer and price flexibility is more important. It’s not necessarily bad news — it just requires a solid pricing strategy, standout marketing, and a bit of patience.

➡️ If you’re both buying and selling, this market actually works in your favor. What you might give up on the sale side, you often make back — or more — on your next purchase. It usually evens out.
