Is now a good time to buy in San Diego

This is one of the questions I’m getting asked the most lately:“Is now really a good time to buy in San Diego?”

And the honest answer? It depends—but what buyers are actually experiencing right now may surprise you.


San Diego’s real estate market is shifting in a way that feels very different from the fast-paced, highly competitive years we’ve become used to. While activity is picking up, buyers are navigating the market with more clarity, less pressure, and more opportunity than they’ve had in a while.


Here’s what I’m seeing on the ground in 2026.

Buyer Activity Is Picking Up—But the Frenzy Isn’t Back

There’s no question that things are moving again. I’m seeing:

  • More buyers actively touring homes

  • More open house traffic

  • More conversations turning into action


That said, this does not feel like the multiple-offer, waive-everything environment San Diego is known for.

Buyers are being more thoughtful. They’re asking better questions, taking time to understand neighborhoods, and making decisions that feel right—not rushed. For many people, that’s a welcome change.


Competition Is Still Manageable for Buyers

One of the biggest advantages buyers have right now is reduced competition.

While homes are selling, we’re not seeing the same intensity across the board. That means buyers often have:

  • More room to negotiate

  • Fewer competing offers

  • Time to conduct inspections and due diligence

In a market like San Diego, this kind of breathing room is rare—and valuable.


Interest Rates Are a Factor—but Not the Whole Story

Interest rates are still part of the conversation, and understandably so. But many buyers are realizing that waiting for “perfect” conditions can mean missing out on good opportunities.

I’m seeing buyers take a more strategic approach:

  • Buying a home that fits their lifestyle now

  • Refinancing later if rates improve

  • Prioritizing long-term comfort over short-term headlines

For buyers who are financially prepared, today’s market can still make a lot of sense.


Inventory Feels More Balanced

Another noticeable shift is inventory. Buyers have more options than they did during peak competition, which leads to better decision-making.

Instead of feeling pressured to jump on the first home they see, buyers can compare neighborhoods, layouts, and price points—and choose what truly fits.

This balance benefits buyers who want to feel confident in their purchase, not reactive.


So…Is Now a Good Time to Buy in San Diego?

For the right buyer, yes.

If you’re financially ready, planning to stay put for a while, and looking for a more measured buying experience, this market offers real advantages. While activity is increasing, the intense competition San Diego is famous for hasn’t fully returned—creating a window of opportunity many buyers have been waiting for.
